Hikialani Resort Destinations manages residential vacation rental properties that are privately owned by individuals. By putting down a deposit and reserving a property, you are entering into a rental contract with Hikialani Resort Destinations that is governed by the laws of the state of Hawaii and the Hawaii Landlord Tenant Code (HRS 467).
Payment Terms
Initial Deposit: A 50% deposit of the total contract owed (room night, Hawaii GET (4.167%), TAT (10.25% of rent only) and HCTAT (3.00%) refundable security deposit, options where applicable and a cleaning fee) is due at the time of booking, plus a non-refundable $35 reservation fee.
Final Payment: The final balance is due within 60 days of arrival and is non-refundable. The final payment will include the remaining 50% balance due.
Cancellation Policy: Holiday reservations are non-refundable after July 1. For all other dates, there is a $150 cancellation processing fee for all reservations cancelled prior to 61 days of arrival. Cancellations within 60 days of arrival or “no-shows” will be subject to full forfeiture.
Security Deposit: There will be a $500 refundable security deposit collected with each reservation, along with a third party insurance plan. The security deposit will be refunded within 14 days of departure in the same method it was paid, subject to inspection. Guests are liable for any damage/loss to the unit and of the articles within. In the event of a security deposit retention, a written explanation of the damages and charges will be provided. The purchase of a third party insurance plan or damage waiver does not override Hikialani’s security deposit policy.
Reservation Prices Do Not Include: Expenses and items not mentioned, including, but not limited to: transportation, tips for personal services, meals, telephone calls, and other items of a personal nature.

Rules for Your Stay
Our check-in time is 3:00pm check-out time 11:00am.
Maximum Occupants: Each of our properties has a strict maximum sleeps capacity. Guests are required to provide the accurate number of people who will be staying in the unit at the time of booking. If the occupants exceed the limit, you may be required to rent an additional unit or to pay a per person daily surcharge. In some cases, you may not be allowed to stay in the unit if the maximum capacity is exceeded. Violation of this policy may also result in the retention of the security deposit.
Parking: Parking varies per property and is detailed within the property description.
Events: Parties, events and social gatherings are strictly prohibited due to the rules of the resort and homeowners associations (HOA). Guests who violate this policy may be evicted from the premises and charged the fines imposed by the HOA
Maintenance: Hikialani Resort Destinations is a rental agent only and is not responsible for the maintenance and upkeep of communal areas or facilities. We will make every effort to inform guests of common area maintenance projects when that information is provided to us.
Smoking: Smoking is strictly prohibited in all properties, including the lanai, balcony and common areas. A $150 fee may be charged for ionization, if smoking in the property is detected.
Usage of Rental Property: By signing a contract, you agree that the rental property shall be used only for residential purposes, no animals and for no other purpose whatsoever. While you use and occupy the property, you agree to observe and comply with all restrictions, laws and ordinances affecting the premises or occupancy thereof. You further agree that no use shall be made of the property, or acts done which will increase the existing rate of insurance upon the property, or will cause a cancellation of any insurance policy covering the property.
Additional Terms & Conditions
Property Availability: All reservations booked online are considered tentative until you are notified of acceptance. If no discrepancies, we quickly approve and accept your request. Please note that due to maintenance and other unforeseen events, the particular unit you have requested may not be available at the time of your stay. If we are unable to confirm you in the unit you have requested, we will make every effort to accommodate you in a comparable unit or property. Special requests are not guaranteed and guests are not entitled to a refund or unit move if a special request is unable to be granted.
Unit Amenities: All units are equipped with a washer & dryer, beach towels & hotel linens. To get you started before you shop for your family vacation needs, we have supplied you toilet paper, paper towels, laundry detergent, dishwashing liquid, dishwasher detergent and trash bags. Beach toys and gear vary by unit and are not guaranteed but are welcomed for use. Sports and beach gear can also be purchased or rented at various locations within the resorts.
Private Pools & Hot Tub: Villas and homes with private pools may be heated for an additional daily surcharge. Hot tub hours vary by property due to equipment type. Children must be supervised at all times. Guests who rent a home with a private pool must sign a pool waiver form and assume all liability for pool use and enjoyment.
Resort Quiet Time: Resort quiet time is 10:00 p.m. to 8:00 a.m. During this time period, all lanai noise must cease including the public areas.
Scheduled Maintenance Services: Being on a tropical island is paradise, but even paradise needs on-going upkeep and maintenance. Due to travel restrictions with service companies, Tenant agrees to allow scheduled repairs or services such as air conditioning services and association pest control. These two items, especially, guarantee an enjoyable stay in paradise!
Mauna Kea Resort Access Fees: The Mauna Kea offers guests access to their two hotels at daily family/group fee. These fees are based upon check-in and check-out dates and may not be modified to match Tenant’s activities or schedules. Late departures may use the resort that day, taking advantage of clubhouse facilities up to 6:00 p.m. to shower and change before flight departure.
Mauna Lani Owners Beach Club Access: Mauna Lani homeowners extend complimentary access to the Owners Beach Club. Rules and regulations should be followed to ensure on-going access.
